The clock is the UCDP submission date, not the application date and not the contract date. That is the sentence Columbus buyers, listing agents, and loan officers keep mixing up. UAD is the Uniform Appraisal Dataset. It is the field list and the format the government-sponsored enterprises want when an appraisal is delivered through UCDP. Version 3.6 adds more structured data: condition, quality, quality of updates, and a clearer picture of how the appraiser compared the subject house to the comps. It is not a new loan program. It does not change FHA, VA, or USDA rules by itself. It is a conventional delivery standard.

For a Dublin ranch or a Westerville split-level, the borrower still sees an appraisal. The change sits in how that report is coded and uploaded. If an agent tells a buyer “your application was before November 2 so you are fine,” that is the wrong clock. Ask when the appraiser will submit to UCDP.

The clock that matters in Central Ohio

November 2, 2026 is a UCDP submission cutoff. A Columbus purchase that goes under contract in October can still land on 3.6 if the appraisal is ordered late or the appraiser is backlogged. A New Albany new-build that slips two weeks can cross the line even when the buyer locked in September.

What does not move the clock: the day the borrower applied, the day the purchase agreement was signed, or the day the listing went live. Those dates still matter for underwriting. They do not decide the UAD version.

If a loan must close before the cutoff and the appraisal is not yet ordered, order it now and confirm the appraiser can submit before November 2. If they cannot, plan the appraisal as 3.6. Do not hope the upload happens on the old form.

What changes for buyers and listing agents

More structured fields mean more questions about updates, condition, and how the house compares to recent sales on the same street. A Grove City seller who finished a kitchen in 2021 and a basement in 2024 should have those dates written down before the appraiser arrives. “We remodeled a while ago” is how a 3.6 report gets thin.

Agents who already collect a simple update sheet (year of roof, HVAC, kitchen, baths, permits if any) will have an easier morning. Agents who wait for the appraiser to guess will get revision requests. That is not a Sauk invention. It is how a denser dataset behaves.

UAD 3.6 is not a rate event. It is not a credit-score change. It is not a down-payment change. Conventional occupancy rules, reserves, and condo warrantability stay on their own tracks. FHA, VA, and USDA appraisals follow their own handbooks. If the loan is not a Fannie or Freddie conventional delivery, do not force this page onto that conversation.
