If you already own a house in Columbus, Upper Arlington, Dublin, or Westerville and you…
OHFA Mortgage Programs in Columbus 2026: Down Payment Help vs a Straight FHA or Conventional File
Columbus buyers keep asking whether Ohio Housing Finance Agency (OHFA) down-payment help actually beats a straight FHA or conventional file. The honest answer is file-specific: income caps, purchase-price limits, first-time rules, and the payment after year one all have to clear. A slogan is not a cash-to-close.
I am Joseph Sauk, an independent mortgage broker with Sauk Mortgage Group in Columbus. Joe and Erin Bishop shop multiple lenders instead of sending every first-time file into one bank queue. This is educational, not a lock or an approval. Start at saukmortgagegroup.com or call (614) 353-5088.
What OHFA is actually doing on the file
OHFA pairs a first mortgage with down-payment and closing-cost assistance that may be a second lien, a grant-style credit, or a forgivable/repayable structure depending on the program in force when you lock. The first question is not “do I get free money.” It is “does the payment plus the second-lien rules still work if I sell in four years, and do I meet income and price caps for Franklin County.”
Dublin, Westerville, Hilliard, Grove City, Upper Arlington, New Albany, and Powell sit in one metro. Purchase-price limits that feel generous in Grove City can fail on a renovated Upper Arlington listing. We check the cap on the MLS print before you write.
First-time, income, and purchase-price screens
Most OHFA first-time paths want you to be a first-time buyer under the program definition (often no ownership in the last three years, with veteran and targeted-area exceptions). Income is household income, not just the borrower on the note. A roommate who is not on the loan can still count if they will live in the house – ask before you hide a household member.
Ohio closing costs also include prepaid taxes and insurance. A “zero down” headline that ignores those line items is how first-time buyers show up short at the title company. We write cash-to-close with real prepaid items, not a national blog average.
OHFA vs a smaller conventional down payment
A 3 percent conventional or a standard FHA 3.5 percent down file with a gift from family can beat OHFA if the OHFA coupon or second-lien payment is heavier. OHFA wins when you have almost no cash, you clear the income cap, and you will occupy the house as a primary residence long enough for the assistance rules to make sense.
- Run cash to close with and without OHFA, including prepaid taxes and insurance in Franklin County.
- Run the payment including any second-lien or assistance repayment.
- Run the exit. If you might sell or refinance in 24 months, read the recapture or repayment language before you celebrate.
Neighborhood notes
- Grove City, Reynoldsburg, Whitehall. Strong first-time geography. Price caps and older-house condition (roof, HVAC) show up on FHA appraisals layered with OHFA.
- Westerville and Hilliard. Mix of first-time and move-up. If conventional already works with a small down payment, we run both.
- Upper Arlington, New Albany, Dublin. Price caps fail more often. Do not tour a weekend of listings that cannot clear the program.
- Powell and Delaware County. Confirm which county’s income and price rules apply before you write.
What to bring to the first call
- Last two pay stubs, W-2s, and last year’s tax return if you have it.
- Household size and who will live in the house.
- A target price and two MLS numbers if you are already touring.
- Gift letters if anyone is helping with earnest money.
We will tell you the same day whether OHFA is the path or whether a straight FHA, conventional, or VA file is cheaper on cash and payment. If you are already writing offers on a weekend, send the MLS number Saturday morning. A price-cap miss is cheaper to find before earnest money is at risk than after a seller has taken the house off the market.
How The Sauk Team sequences it
- Income and first-time screen against current OHFA limits.
- Product comparison: OHFA vs FHA vs conventional vs VA if you have earned benefits.
- Written cash-to-close so you do not write an offer on a hope.
- Contract language that gives us time to lock the assistance, not a three-day close.
Independent brokerage means we shop lenders. A single bank saying they “don’t do OHFA” is not the market. Start at saukmortgagegroup.com. Subject line “OHFA” plus Columbus, Dublin, Westerville, or Grove City.
Credit, collections, and why the first-time file stalls
OHFA and FHA both have minimums, and a collection that is easy to explain on a VA residual-income file can still stall an assistance lock. Bring the credit report you already pulled if you have one. If you do not, we will pull a mortgage credit and tell you whether to wait 30 days or write now. A medical collection and a car that is 20 days late are different stories. We would rather redesign the file in week one than discover that at lock.
Student loans on an Ohio first-time file also need an honest payment used for qualifying. Income-driven repayment on paper is not always the number underwriting will use. Bring the latest student-loan statement, not a memory of the payment.
Realtor partners
If you are a Columbus realtor with a first-time client, the fastest handoff is household size, target price, and whether anyone else will live in the house. We will tell you early whether OHFA is realistic so your contract timeline matches the assistance lock. Copy us on the first email with the listing agent so the inspection window is not a three-day cash-buyer calendar.
Frequently asked questions
Is OHFA only for first-time buyers?
The common paths are first-time or first-time-equivalent. Veterans and some targeted areas can have exceptions. Ask with your specific history.
Can I stack OHFA with a gift?
Sometimes. Gift rules and assistance rules both have to clear. Tell us about the gift on day one.
Does OHFA work on new construction?
Some assistance paths allow new construction; timelines and builder overlays get tighter. If you are building in Delaware or Licking County, say so.
What if I am over the income limit by a little?
Then we do not force OHFA. We price FHA, conventional, or VA on the real income.
