A jumbo or high-balance mortgage is a limit and an overlay problem, not a luxury label. Making an offer on a conforming worksheet is how suburban Columbus buyers waive financing they cannot keep.

Conforming, high-balance, and jumbo are three products
Baseline conforming, high-balance in high-cost counties, and true jumbo are not the same overlay. Franklin County and the collar counties are not all treated the same every year. Crossing the line by a little still changes reserves, documentation, and often the appraisal timeline.
- Contract price vs the current county limit – we check this year, not a 2024 dinner-table number.
- Reserves after closing – jumbo investors often want cash still sitting after down payment and costs.
- Appraisal – New Albany and Dublin comps can be thin at the top of a neighborhood. That is a calendar issue.
Owner-occupied vs an investor story
This article is a primary-residence purchase. If the plan is a rental in Grove City or a second house in New Albany, that is a different overlay. Occupancy has to be real. A “I’ll move in later” story dies in underwriting.
High-balance can look like jumbo to the buyer and still be a different investor stack. Joe will name the lane on the loan estimate so the realtor is not selling “jumbo” when the contract still fits high-balance. The reverse is also true.
Reserves, RSUs, and brokerage accounts
Down payment from a concentrated stock position is not the same as cash in checking. RSU vesting and 401(k) loans need a plan that underwrites now. Gift funds need documentation. A last-minute family wire is how Dublin closings slip.
Lock and waiver risk
Multiple-offer listings in Upper Arlington and New Albany compress financing windows. Jumbo underwriting is not a 48-hour credit pull. Joe reviews application, appraisal, and HOA documents if the property is attached housing before you waive the financing contingency.
Documents to bring
Paystubs, W-2s, two years of returns if self-employed, asset statements for down payment and reserves, and the listing. If the purchase is in Delaware or Union County rather than Franklin, say that on day one – tax and limit math can differ.
What the first jumbo conversation covers
Joe starts with occupancy and the contract price. A Dublin primary home is not a Short North rental, and it is not a New Albany investor purchase. Those are different overlays. Then the current high-cost or conforming limit against the price, reserves after closing, and whether attached housing will need HOA documents on the same calendar as the appraisal.
Self-employed borrowers and households with RSUs are common in these suburbs. That is documentation, not an automatic jumbo decline. Bring the returns. He will say whether conventional, high-balance, or jumbo is the realistic path – without promising an APR.
If you already have a pre-approval from a national shop, bring it. He will tell you what they skipped – reserves, occupancy, or HOA – not what to feel about them. A letter that never ran jumbo overlays on a New Albany price is not a New Albany pre-approval.
Insurance and HOA on attached housing belong in the first worksheet. A Dublin townhome with a rising master policy is not an Upper Arlington single-family home. Joe will not paste a Franklin County jumbo overlay onto a Delaware County contract without rebuilding the numbers.

If the realtor is pushing you to waive financing in 48 hours, say that before anyone orders an appraisal. Jumbo overlays and reserve seasoning are not a same-day credit pull. Joe would rather you miss a house than waive a New Albany contract you cannot keep.
Gift funds from out of state are common in these suburbs. The paper trail still has to match investor rules. A wire without a gift letter and donor assets is not a down payment yet.
